Benchmark International Successfully Facilitated the Transaction Between HFS Hotel Full Service GmbH and UNIC Facility Management GmbH, a Gloram Group Company

Benchmark International is pleased to announce the successful completion of a transaction in which UNIC Facility Management GmbH (UNIC), headquartered in Mannheim and part of the Frankfurt-based Gloram Group, has acquired a majority stake in HFS Hotel Full Service GmbH (HFS). Benchmark International initiated the transaction and acted as transaction advisor.
Founded in 2019 and headquartered in Berlin, HFS is a specialist provider of high-quality cleaning and support services to the hotel sector, primarily serving four- and five-star hotels. Its services range from guest room and general cleaning to the servicing of spa, kitchen, banqueting and event areas.
Through the transaction, HFS gains a shareholder with a long-term investment approach and becomes part of the Gloram Group. UNIC specialises in technical facility management. HFS adds infrastructural services for the upscale hotel sector. The two service offerings complement each other well, creating a strong foundation to leverage synergies, broaden the combined service range and support future growth.
Gloram knows the world of HFS’s clients first-hand: in real estate, the group is behind, among other projects, the refurbishment of the Westend Tower in Frankfurt am Main, and with the LUME Boutique Hotel, also in Frankfurt am Main, it has its own experience in hotel operations.
Following completion of the transaction, Ute Mühling will remain with the company and continue to serve as Managing Director. To further strengthen the management team, Nina Schultz joined HFS as Director Business Development on 1 October 2026.
The transaction is the first add-on acquisition under Gloram Group’s buy-and-build strategy. In its private equity business, Gloram acquires majority stakes in German Mittelstand companies and develops them together with their management teams. Its focus is on building a group of real estate-related service and skilled trades companies – from technical and infrastructural facility management to building technology, planning and project management. Further acquisitions are planned. Gloram particularly addresses business owners seeking a long-term succession solution and invests without a fixed holding period and with its own capital at risk.
Ute Mühling, Managing Director of HFS, commented: “For me, it was essential to find a partner who recognises the values and potential of HFS and is committed to developing the business over the long term. In UNIC and the Gloram Group, we have found exactly that partner to lead HFS into a successful future.”
Mario Geiß, Head of Private Equity at Gloram Group, added: “HFS has established an excellent market position through its high service quality and clear focus on the upscale hotel sector. From our own hotel operations, we know how much reliable quality, discretion and flexibility matter in this segment. Within the Gloram Group, HFS gains additional resources to expand its offering in a targeted way – while keeping the personal service its clients value.
„HFS marks the first add-on acquisition for our group of real estate-related service and skilled trades companies. We are not a fund with a fixed term, but an entrepreneurial owner with our own money at risk. To business owners who want to hand over their company to reliable hands, we offer continuity for clients and employees and a partner who thinks long term.”
The purchase price was not disclosed.
About Gloram Group
Gloram Group was founded in Frankfurt am Main in 2015 by David Ziper and Tilo-Amatus Kleinerüschkamp. Originating as a family office, the group has evolved into an independent, owner-managed investor and manager with two business areas: in Real Estate, Gloram invests in office, hotel, residential and commercial properties in German metropolitan regions, with real estate assets under management of more than EUR 1 billion. In Private Equity, Gloram acquires majority stakes in Mittelstand companies and is building a group of real estate-related service companies through a buy-and-build strategy.
Gloram invests its own and entrusted capital in real estate and mid-sized companies whose value depends not primarily on the market, but on how they are led. Within the group, Gloram takes on responsibility – without an expiry date and with its own money at risk.
